The Pine Bush House Bed & Breakfast is an exclusive property where every guest reservation is both important and special to us.  If your travel plans change and you must cancel your reservation, please call us at least 10 (ten) days* prior to your arrival date to cancel your reservation.

In the unlikely event that you must cancel with less than ten (10) days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation.  If we can rebook your room(s), a partial refund will be made. 

In the event of an emergency or last minute cancellation due to inclement weather, please understand that we must ask you to take responsibility for your entire reservation - YOU WILL BE CHARGED THE FULL AMOUNT FOR ALL NIGHTS BOOKED.  However, you will have three (3) months in which to rebook/visit the Inn - i.e. your stay MUST take place within three (3) months of the cancellation.  In situations where the originally reserved room is not available:  if the newly reserved room is greater in price, you are responsible for the difference; if the newly reserved room is less in price, we will provide a refund.

Rates/policies are subject to change, and vary during high impact periods and special requests.  A minimum stay may apply during peak season (August - October), and holidays. 

A thirty (30) day* cancellation notice is required on whole house bookings, and for some holidays and special events.  If the entire house is rented by one individual, payment is due thirty (30) days prior to check in.   If a cancellation occurs within the thirty (30) day timeframe (after full payment is made), we will make every attempt to rebook your room(s), and will refund accordingly.

Check in is 3:00 pm - 6:00 pm.  If you will be arriving earlier or later prior arrangements MUST be made with the Innkeeper. 

Check out is 11:00 am.  If you require a later check out, prior arrangements MUST be made with the Innkeeper.  Checking out later than 12:00 pm will result in another night's room charge.

We are a smoke-free environment.  Smoking anywhere in the Inn will result in a $500.00 cleaning fee which will be charged, immediately, to your credit card.  Smoking is permitted outside.

There will be a $250.00 cleaning charge for all red wine and food stains on linens, draperies, or upholstery. 

We reserve the right, upon notification, to charge your credit card for any room damages which occurred during your visit.

No pets allowed. 

No children under twelve (12). 

Breakfast is served 9:00 am Monday - Saturday, and 9:30 am Sunday.  Prior arrangements MUST be made if you require an earlier or later serving.  We are glad to accommodate dietary restrictions, but they MUST (along with all food allergies) be disclosed at time of reservation.
